Project description
The project, located in Bissone (Lugano) on plots no. 545, 661 and N.N., foresees a residential building with eight apartments on a 2,027 m² site with a 32% slope. The intervention occupies 652 m², replacing an existing villa and reshaping the terrain with 2,665 m³ of excavation and 608 m³ of soil refill to create level platforms and landscaped green areas, including a 250 m² recreational park with benches and playgrounds.
The building is organised in terraced volumes following the natural slope to maximise lake views and natural light. It comprises a two-level underground garage and five residential levels: two 3.5-room flats, two 4.5-room flats, two 3.5-room flats and two larger 4.5-room units, all with private terraces or gardens facing west towards Lake Lugano.
The structure combines reinforced concrete for the basement and slabs with lightweight dry-mounted metal and timber elements for the upper levels. Facades are finished with ventilated timber cladding and large shaded windows with aluminium-wood frames and triple glazing, ensuring thermal and acoustic comfort. The project meets CECE+ energy standards and integrates landscaped terraces and green roofs to enhance sustainability and environmental integration.
