Project description
The project, located in Lopagno (Capriasca) on plot no. 398, foresees a residential building with ten apartments on a 1,787 m² site with a steep north-south slope. The intervention occupies 451 m², replacing three small existing structures and reshaping the terrain to create level terraces and a stepped park with benches, playgrounds and landscaped green areas.
The building is articulated in four main components: an underground garage, a northern service spine with stairs, lift and cellars, the residential volumes, and the landscaped park. The apartments—two 2.5-room, five 3.5-room and two 4.5-room—are organised in seven structural modules, all with loggias facing south towards the valley and private gardens or terraces to the north.
The structure combines a reinforced concrete base and service wall with laminated timber frames for the residential part, and light steel for external walkways. Facades alternate timber cladding and metal panels, with shaded loggias and triple-glazed aluminium-wood windows ensuring thermal and acoustic comfort. A flat green roof with photovoltaic panels, ventilated façades and extensive use of laminated timber contribute to sustainability and energy efficiency.
